住宅物业投资:外国业主须知

如果您是已经投资或计划投资澳大利亚住宅房地产的外国人,根据澳大利亚法律,您将需履行多种义务。(请注意,下文为ATO 官方指引)

步骤1 获得 FIRB 的审批

购买住宅房地产之前,您必须获得Foreign Investment Review Board (FIRB) 的审批并支付费用。若要申请、填写并提交《住宅房地产申请表》,请访问ato.gov.au/rreappinstructions

申请或信息有误可能会导致审批延迟并产生额外费用。

步骤2 仔细研读FIRB审批条件

您通常会在30天内收到FIRB的批文。批准函将说明购买房产时和交割后必须遵守的所有条件(房产所有权转移给您的日期,而非出售日期)。

如果您不遵守这些条件,则可能会遭致罚款、刑事起诉或民事处罚。

步骤3 在ATO土地和水资源登记册上登记您的物业

ATO会将外国人购买住宅物业的详细情况登记在ATO土地和水资源登记册上。根据FIRB审批条件,您须在交割后30天内在ATO土地和水资源登记册上登记您购买的物业。

您需要告诉我们您的:

  • 联系信息,包括电邮地址,以便我们可以日后联系您
  • 注册类型—— 选择“住宅房地产”
  • 注册原因—— 选择“转让:购买”并输入交割日期(物业所有权转让给您的日期,而非销售日期)
  • FIRB批号
  • 物业详情

注意:

一旦您输入了个人信息,则会收到一个ATO土地登记号码。递交空置费申报表时,需使用该号码。

步骤4 递交空置费申报表

如果您的土地上有住宅,则必须在所有权期限内的每12个月期限结束后的30天内提交一份年度空置费申报表。这被称为“空置年”。

在空置费申报表中,您需要告诉我们在过去12个月里该住宅是如何使用的。

我们将通过电子邮件向您发送提醒函,以便您在到期时提交空置费申报表。电子邮件会发送到您在ATO土地和水资源登记册中的电邮地址。您将需要ATO土地登记号码来递交您的空置费申报表。

如果您的情况发生了改变
确保您告诉我们您个人详情是否有变化,以便我们可以就您的物业相关事宜与您联系。

要更新电邮地址,您可以:

  • 访问ato.gov.au/FIRBUpdateEmail,填写FIRB更新电邮表格
  • 发送电邮至: landregister@ato.gov.au并引用您的ATO土地登记号码,描述个人情况的变化。
