国外买家住宅用地的空置费——如果指定的12个月内至少有183天,国外房主的住宅房产空置或没有真正投放于租赁市场,每年将会被征收房屋空置费。国外房主可以在12个月内至少有183天通过自住(或其家属居住),房屋长期出租,或短期租赁的形式避免此费用。短期住宿通常不足以避免此税。

投资在NRAS出租房的CGT(资本利得税)优惠——对选择投资经济适用房的个人来说,CGT优惠幅度会增加。对选择投资在有资格的经济适用房的个人来说,会在当前50%的优惠幅度上再提高10%到60%。非税务居民通常没有资格获得CGT优惠。这项改变还没有通过立法。

2018.7.1

征收低值进口商品的GST——在进口到澳大利亚销售给消费者的低价值有形货物(低于$1000)的零售上征收GST(消费税)。

谁将为住宅房产及住宅小区支付GST——地产开发商将不再管理新建住宅房产或新住宅小区销售的GST。相反,政府将要求买家直接向澳大利亚税务局支付GST,作为房屋交付过程的一部分。这项改变还没有通过立法。

2万澳币资产立即抵税——在6.30结束前总营业额低于1000万澳币的公司购买的资产低于2万澳币的可立即抵税。

应税款项报告系统将扩展到快递员及清洁人员——快递公司和清洁产业将需要从2018年7月1日开始收集信息,在2019年8月提交第一年的年度报告。

STP一键薪资报告系统——STP报告系统开始应用于有20个或更多雇员的雇主。雇主在直接向雇员支付薪水和工资,PAYG代缴税和养老金时,会同时通过STP系统直接将支付情况报告给税务局。
